Local rentals continue to be in high demand and marketing times remain brief, I found only 154 local rentals listed on the MLS. Only 22 of the 154 (14%) were listed for less than $3,000/month and 37 of the 154 (24%) were listed for more than $6,000/month. Local rents continue to climb due to short supply. You might have seen the construction on Thousand Oaks Blvd., across from Tarantula Hill Brewery. The new development features retail and restaurants on the first floor and apartments above. I found a 1 bedroom, 700 SFT. apartment offered for lease for $3,400/month, and a 1,000 SFT. 2 bedroom, 2 bath in that development leased for $4,276/month. Wow. Local ADU’s are also hot, both attached and detached are leasing for $1,700/month to well over $4,000/month depending upon location and amenities. High quality, self-contained converted garages are leasing for $2,000/month to $2,500/month locally. We help Landlords convert their garages to living spaces, call me with questions.
